Whether you live in the building, sit on the board, or own the freehold, this is the right page.

Contact details

Call, email or write to us

Everything you need to reach us directly.

Phone and email are the quickest routes, and both land with the same team rather than in a general enquiries queue that nobody owns.

If you live in a building we manage and your query is about a repair, a service charge or something happening on site, please include the building name and your flat or house number in your first message. It gets you to the right property manager faster.

  • Phone

    0113 859 9000

Best for anything urgent, and for anything that is easier to explain out loud than to type.

  • Email

    [email protected]

Good for anything with documents attached: a copy of a lease, a tender pack, a quote you would like a second opinion on, or photographs of a problem on site.

  • Office

Oggle Blox Ltd F4 Lotherton Business Park Lotherton Way Leeds LS25 2HP

Post sent here reaches us, and we do read it. If you would like to come and see us, get in touch first so we know to expect you.

Send us an enquiry

Five fields. Only four of them are required.

Fill this in and it comes straight to us. There is no account to create and no newsletter attached to it.

Two of the fields catch people out, so they are worth a word. We ask for a UK phone number and the form checks that it is a real one, so it needs to begin 01, 02, 03 or 07 and run to ten or eleven digits. Spaces, hyphens, brackets and a leading +44 are all fine; the form tidies them up for you. We also ask for an address that ends with a UK postcode, because the postcode tells us where the building or estate sits and who should pick the enquiry up. If the form will not accept your address, check that the postcode is at the end and spelled correctly.

The notes box is the only optional field, and it is usually the most useful one. Use it for anything you would want to say in the first thirty seconds of a phone call. If you are asking about a building you do not live in, this is a good place to explain the connection.

When your message goes through, a confirmation appears on this page. If something goes wrong you will see an error message instead; if that happens, email [email protected] directly and we will pick it up that way.

A UK number starting 01, 02, 03 or 07.

Please include the postcode, for example LS25 2HP.

Optional — tell us about the block, how many units it has, or what you need.

We use your details only to reply to your enquiry. See our privacy policy.

Routing your enquiry

Which of these sounds like you?

Four common reasons people get in touch, and what to send us.

You do not have to pick a category before you can talk to us. The enquiry form is the same for everyone. But if you already know which of these you are, saying so in the first line means we can route your message properly and reply with the right information instead of a holding acknowledgement.

You live in the block

A repair that needs attention, a question about your service charge, a problem in a communal area, or something you are not sure who to report to.

Tell us the building name, your flat or house number, and what has happened. If a contractor has already been out, let us know roughly when. If photographs would help, send them.

If your building is managed by someone else, say so. We will tell you honestly whether there is anything useful we can do.

You are an RMC or RTM director

You sit on the board of a residents' management company or a right to manage company, and you are either unhappy with your current agent or coming to the end of a contract.

Send us the address, the number of units, roughly when you are looking to move, and anything you already know about the building's finances. If you are running a formal tender, send the pack and we will respond to it properly.

We will give you a straight answer on whether we are a good fit for your building. If we are not, we will say so.

You are a freeholder or developer

You own the freehold, or you are preparing to hand a new development over and need a managing agent in place before the first completions.

Tell us where the site is, how many units, whether it is a block, an estate or both, and what stage you are at. Early conversations tend to be the most useful ones, because a management structure is far easier to get right before it is built than afterwards.

We look after estates and green spaces as well as buildings, so if your site carries open space, landscaping or biodiversity obligations, mention those too.

Something else entirely

Contractors, suppliers, insurers, surveyors, local authority officers. Use the same form or the same phone number, say in one line what the enquiry is about, and we will point it at the right desk.

If you are a conveyancer acting on a sale, give us the property address and the name of the firm you act for.

After you send it

What happens after you send it

So you know whether to sit tight or chase.

Nothing drops into an automated queue to be dealt with later. Every enquiry is read by a person and answered by a person.

If your enquiry is urgent, please call rather than emailing. A phone call will always get you a faster answer than a form.

We read it

Your message lands with our team. We check which building or estate it relates to, and whether it is one we already manage.

We route it

Residents' queries go to the property manager responsible for that building. Quotes and tenders go to the person who will actually write the proposal. Everything else goes to whoever can answer it properly.

We come back to you

By email, or by phone if that is what you asked for. If we need more information before we can help, we will ask for the specific thing we need rather than sending you back to the start.

If it turns into a quote

We will ask to see the site. We would rather walk the building and read the last set of accounts than price a block from a spreadsheet. What follows is written for your building, your budget and your residents, not copied from the last proposal we sent.

Changing agent

Thinking about changing managing agent?

Start with a conversation, not a tender.

It is the most common reason directors ring us, and it is a bigger decision than most websites make it sound. You are not simply swapping a logo on the service charge demand. You are moving budgets, contracts, keys, insurance records, health and safety files, and a fair amount of goodwill that your previous agent may or may not have earned.

Following guidelines set out by RICS & ARMA, we offer comprehensive block management services, with the key focus on efficient budget management, expert maintenance coordination, and clear communication with residents. On estates we also look after public open space, landscaping and biodiversity plans. Those are the two things we do, and we do not pretend to do anything else.

If you want to open a conversation without committing to anything, send us the address and the number of units and ask for an informal view. We will tell you what we would want to look at, what we think a handover would involve, and whether we believe we are the right fit. That costs nothing and carries no obligation to go further.

When you are ready for numbers, it helps to have the last set of service charge accounts, the current budget, the insurance schedule, and a date we can come and look at the building. Send what you have and we will tell you what else we need.

Finding us

Finding us

F4 Lotherton Business Park, Leeds.

Our office is at F4 Lotherton Business Park, Lotherton Way, Leeds, LS25 2HP, and post sent there reaches us.

For anything to do with a building, we would usually rather come to you. Half an hour walking a site tells us more than a long email thread does, and it means the people who live there can put a face to the name. If you would prefer to come to us instead, get in touch first so that we know to expect you and can make sure the right person is in.

What we do with your details

We use what you send us to answer your enquiry. That is it. We do not sell your details, we do not pass them to third parties for marketing, and we will not add you to a mailing list because you asked us a question.

Enquiries sent through the form are kept so that we have a record of what was asked and when. That matters if your query later becomes a repair, a complaint or a quote, and it means nobody has to rely on memory.

If you would like your details removed, email [email protected] and ask. Our full privacy statement and terms of service explain how we handle data, how we keep it secure, and the terms on which you use this website. You can read them in full on our Privacy Policy and Terms of Service page.
